Explore modern business parks in Brno through the lens of our photographers

Over the past few years, CTP has developed three modern office complexes in Brno. The Vlněna, Ponávka, and Spielberk sites in the city center have significantly shaped the city’s skyline. Although they are hard to miss, we often don’t give them much attention in the rush of everyday life. Together with our photographers Michal, Hana, and Adéla, we explored these spaces to capture, through their lenses, what might otherwise go unnoticed. Join us for a closer look.

Spielberk Office Center

Start with us at Spielberk. This is where CTP’s story in Brno began. Construction started in 2004, and the first buildings opened three years later. The design was created by Studio Acht in collaboration with landscape architect Lodewijk Baljon. Water features and greenery are an integral part of the site, designed to make people feel comfortable and encourage them to spend their free time here as well.

This first CTP development in Brno—a complex combining office buildings with leisure spaces—was photographed by Michal Hausknecht.

Ponávka

Let’s continue with CTP’s second Brno project. It was built on the site of the former Brno starch works, between Dornych, Škrobárenská, and Masná streets. Ponávka draws on the city’s industrial heritage, referencing the former slaughterhouses as well as the functionalist Masná Exchange, one of the architectural gems of interwar Brno.

This project was also designed by Studio Acht. Photographers Adéla Hrubá and Hana Dvořáková captured the unique residential building that forms part of the Ponávka complex.

Vlněna

The third stop on our journey is Vlněna. This development represents perhaps the most significant transformation of all three CTP projects. A former textile factory has been turned into an entirely new urban district, where work, living, and leisure coexist side by side.

Green spaces at the heart of the complex, the restored Bochner Palace, and a new high-rise landmark all demonstrate how a city can evolve. The architectural design was once again prepared by Studio Acht under the leadership of Václav Hlaváček and Ben Hoek. The central courtyard features a green roof with lawns, trees, and flowers designed by landscape architect Lodewijk Baljon, which won the Green Roof of the Year award in 2020.

The exteriors and interiors of Vlněna were captured by photographer Marty Morissey.

CTP’s buildings will once again be part of the Open House Brno festival in 2026. During the festival weekend on May 16–17, 2026, we will open the doors to Clubco (May 16, 10:00–17:00), DOMEQ Apartments (May 16, 11:00–17:00), and PKV offices (May 16, 10:00–18:00 and May 17, 10:00–18:00).
