Brno Zbrojovka – a name known worldwide. For over a century, this site produced weapons, machine tools, tractors, cars, and even computers. Today, Zbrojovka is being given a new life.
The history of the Zbrojovka site began even before the factory itself, as the area originally housed artillery workshops. The Czechoslovak state company Zbrojovka Brno was established here in 1918. After the closure of this renowned Brno enterprise with its rich history, the industrial complex fell into disuse and decay. The revitalisation of this attractive brownfield site is now underway through the multifunctional Nová Zbrojovka project, led by CPI Property Group. The aim is to bring the area back to life and create a modern neighbourhood offering high-quality housing, a diverse range of services, and spaces for work and leisure. To preserve the unique “genius loci” of the site, the project retains parts of the original industrial architecture.
An architectural and urban design competition for Nová Zbrojovka was held in 2018, and the winning entry came from Kuba & Pilař Architects. They prepared a Masterplan for the entire area, defining the layout of the future district. The site is divided into blocks with designated functions, including residential, office, retail, and civic and public amenities. The plan also sets out the backbone infrastructure and transport concept, integrating it with the existing urban network.
Construction of the site is divided into six phases, with demolition work beginning in 2017. The first renovated building, the former tool workshop now called Zet Office, was completed in 2019. Construction of the first new office building, mainly for office use, began in 2022. The reconstruction of the former administrative headquarters was finished in 2023. Full completion of the site regeneration is planned for 2033.
The complex now includes several buildings, including the latest four structures: Kotelna with its iconic Zbrojovka chimney, ZET.Office, Hala 76, which hosts unique events, and the renovated HRAD – the former Zbrojovka headquarters, which retains many original features and design elements.
